The Truth About Home Warranties

Home warranties sound appealing in theory — a small annual fee for protection against costly repairs. In reality, however, many rental property owners discover that home warranties often create more frustration than savings.

The biggest issue is usually service delays. Warranty companies frequently rely on large vendor networks with overloaded schedules, meaning tenants can wait days or even weeks for repairs that local contractors could often complete much faster. In property management, delayed repairs can quickly turn into unhappy tenants, lease issues, and unnecessary stress for owners.

Vendor quality can also be inconsistent. Many warranty companies prioritize low-cost contractors, which sometimes results in rushed diagnoses, temporary fixes, or repeat service calls. Owners are often surprised to learn they have little control over which vendor is assigned to their property.

Another common frustration is coverage limitations.
