HOW THE PROCESS WORKS

• The application process is open to everyone.

• Each applicant over the age of 18 must submit an individual application.

• Applicants must show one piece of government-issued photo identification, as well as proof of income.

• We will accept the first qualified applicant(s).

• Applicants will be pre-screened to ensure minimum income levels and completed application. 

• Any falsification or misrepresentation of any part of the application will be grounds for denial.

• Please be advised all approved tenants will be required to obtain and maintain throughout their tenancy a valid renter's insurance policy. Tenants are required to pay a security deposit at the time of signing a lease agreement. 

 

SCREENING CRITERIA

• Complete application with no missing information. This must also include required government-issued photo ID and proof of income attachments.

• Rental History: Favorable rental history with no evictions within the past 5 years. Applicants must provide us with necessary information to contact past landlords.

• Income: Income must be verifiable through recent pay stubs, tax records or employer contracts, and gross household income should total at least 3 times the monthly rent.

• Credit Report: Negative credit reports may result in denial of application. 

• Criminal History: Criminal convictions or pending charges may result in denial of application.

APPLICATION FEE

• Complete the application and pay a $40 refundable application fee.

• If we do not process your application then we will refund your fee in full.

• Your application is good for 60 days and you may apply at no additional cost to any of our other rental units. 

 

EXPLANATION / EXCEPTIONS

• Unless exempt because of household income, Tenants are required to obtain and maintain over the course of their lease a renter's insurance policy with at least $100,000 liability coverage, including coverage for personal injury and property damage.

• All rents are due on the first of the month. First rent payment will be due 5 days prior to your lease start date.

• A security deposit will be due within 3 days of your lease signing.

• All applicants may submit a written explanation with their application if there are circumstances which require additional consideration.

• If, after making a good faith effort, we are unable to verify information on your application (including attempts to contact references), or if you fail to pass any of the screening criteria, the application process will be terminated.

• Applicants may be denied based on the demeanor or manner in which they treat Owner/Agent or other parties present throughout the application process.

• If you have a pet and the property you are applying for allows pets, we may require an increased security deposit as well as proof of vaccines and an in-person meeting with your pet.  

• Exceptions may be made for applicants with increased deposits or qualified co-signers at the sole discretion of the Owner / Agent.
