Bend is a wonderful place to call home—but it's also a competitive rental market. To help make the process as smooth and transparent as possible, here's what you can expect when applying with Elevation Property Management.

As a small, locally owned business, we truly value your time—and we ask the same in return. To prioritize safety and ensure we're working with serious and informed applicants, we require applications to be submitted before scheduling in-person showings.
The application fee is $50 per applicant. This fee is fully refundable if we do not process your application—for example, if the property is rented to applicants ahead of you or if you choose to withdraw your application before we've notified you that screening is about to begin.
Once we've notified you that your application will be screened and the screening process has begun, the application fee becomes non-refundable, as it is used to cover the cost of screening services.
We strongly encourage all prospective renters to carefully review the full rental listing and our application requirements before applying. If you have any questions, please don't hesitate to reach out. We're always happy to provide clarification and help you navigate the process.
Applications are accepted on a first-come, first-served basis and are open to everyone.
Each applicant 18 years of age or older must submit a separate application.
Applications are reviewed to confirm they are complete and meet our minimum screening requirements before moving forward.
We will offer the property to the first qualified applicant(s) based on the order in which complete applications are received.
Any falsification, omission, or material misrepresentation on an application may result in denial.
Approved applicants will be required to maintain renter's insurance throughout the tenancy (unless exempt by law) and pay the required security deposit at the time the lease is signed.
SCREENING CRITERIA
Complete Application: Applications must be fully completed and include all requested information, including a valid government-issued photo ID and proof of income.
Rental History: Applicants should have favorable rental history with no evictions within the past five (5) years. Sufficient information must be provided so we can verify rental history with current and previous housing providers.
Income: Household gross income should generally be at least three (3) times the monthly rent and must be verifiable through acceptable documentation, such as recent pay stubs, tax returns, employer contracts, or other reliable proof of income.
Credit History: Credit history is reviewed as part of the overall application. Significant negative credit history may result in denial.
Criminal History: Criminal convictions or pending criminal charges may affect eligibility and may result in denial, subject to applicable federal, state, and local laws.
APPLICATION FEE
Complete the application and pay a $50 application fee.
If we do not process your application, or if you withdraw your application before we've notified you that screening will begin, your $50 application fee will be refunded to the original payment method.
Once we've notified you that your application will be screened and the screening process has begun, the application fee becomes non-refundable.
Your application is valid for 60 days and may be transferred to another available Elevation Property Management rental at no additional charge.
EXPLANATION / EXCEPTIONS
Unless exempt based on household income, tenants are required to obtain and maintain renter's insurance throughout the lease term with a minimum of $100,000 in liability coverage, including coverage for personal injury and property damage.
Rent is due on the first day of each month.
The security deposit is due within 24 hours of lease signing.
Applicants are encouraged to include a written explanation with their application if there are circumstances they would like us to consider during the screening process.
If, after making a good-faith effort, we are unable to verify information provided in your application (including attempts to contact references), or if you do not meet our screening criteria, we may discontinue processing your application.
We expect all applicants to treat our team, property owners, current residents, and other parties involved in the application process with courtesy and respect. Unprofessional, abusive, threatening, or discriminatory behavior may result in denial of an application.
If the property accepts pets, we require an additional $500 security deposit per pet, proof of current vaccinations, and may request an in-person meeting with your pet before approval.
Exceptions to our standard screening criteria may be considered on a case-by-case basis, including the use of a qualified co-signer or increased security deposit, at the sole discretion of the Owner/Agent.
